A Step-by-Step First Time Seller's Guide

Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced agent and this easy to follow guide, you can smoothly complete the process. Step 1: Meeting

I love meeting potential sellers in person because they get to meet me in person, make sure we are the right fit for each other and I also get to tour the house to do a better assessment of their home.

Step 2: Price understanding

Price is key! I always like to push to sell my client’s properties above market value, so during the meeting I always tell them the truth! If a property needs to be staged or touched up I am not afraid to voice that since it will ultimately net my sellers more money.

Step 3: Photography / video tour

Photography and Videography are extremely important in selling homes these days, 3 seconds is what I have to catch someone’s attention online shopping for homes so the photos have to be nothing less than amazing! I have a photographer/videographer on my team, so I expose my listings in multiple platforms not just traditional ones.

Step 4: Marketing

Three seconds. That is the window of opportunity, in today’s fast paced world, to capture someone’s attention. My marketing staff and property exposure model is built around maximizing that three seconds to ensure we tell the best story of your property, ultimately delivering you the best result. Our emphasis is on two main pillars of marketing; content and distribution.

Step 5: Offers

Once offers come in I like to forward them to sellers immediately. Once we receive final offers by our deadline discussed with sellers, I set up an in person meeting to go over all offers. The best terms typically wins, price is important but terms are just as important. I like to start negotiating terms than drive the price up from there.

Step 6: Finale: Money depositing

After inspections, appraisal, and loads of paperwork we hit the finish line and close. I always make sure all my sellers are updated and happy throughout the process. I like to help people with tax advice through my accountant before we even start selling so at the end their tax liability is not too high.
